Buyer's Agreement

Know before you sign

Many first-time buyers sign a Buyer’s Agency Agreement without fully understanding what it means.

This agreement is important because it outlines who will represent you during one of the biggest financial decisions you’ll make — purchasing a home. Not every agreement is the same.

Here’s what the agreement really covers:

• Who will represent and negotiate on your behalf
• How your realtor is compensated
• Whether the agreement is exclusive
• How long the agreement lasts
• What options you have if the working relationship is not the right fit

One of the biggest areas of confusion is compensation.

Many buyers assume the seller always pays the buyer’s agent commission, but that is not always the case. Depending on the transaction:

• The seller may cover the full amount
• The seller may cover only part of it
• The buyer may be responsible for the remaining balance

This should always be discussed upfront so there are no surprises later in the process.

Before signing any agreement, make sure you fully understand:

• The terms of the agreement
• The length of commitment
• Any exclusivity requirements
• The process for canceling or ending the agreement if needed

My goal is to guide and educate my buyers so they feel confident, informed, and protected throughout the entire home-buying process.

If you have questions about Buyer’s Agency Agreements or how they work in the USVI market, I’m always happy to help.

One of the most common questions I hear from buyers is: "How will I know when I've found the right home?" Many people expect a dramatic moment—a feeling that instantly tells them, "This is the one." While that does happen for some buyers, the reality is often much quieter. Finding the right home is usually less about perfection and more about how well it fits your life. Here are a few signs you may have found the right one. 1. You Stop Looking for Reasons Not to Buy It When you first start viewing properties, it's natural to compare every detail and point out what you don't like. But when you find a home that feels right, your mindset begins to shift. Instead of asking, "What's wrong with this house?" you start asking, "How can we make this work?" That's often a sign you're connecting with the property beyond its features. 2. The Imperfections Don't Feel Like Deal Breakers Let's be honest—there's no such thing as a perfect home. Every property has something a buyer would change, whether it's paint colors, an outdated bathroom, or a smaller kitchen than expected. The right home isn't flawless. It's the one where the imperfections don't outweigh the things you love about it. 3. You Slow Down During the Showing Have you ever noticed how quickly you move through a house when it doesn't feel right? When buyers find a home they truly like, they naturally slow down. They spend more time on the balcony, look out the windows a little longer, open closets, and pay attention to the details. They're no longer rushing to the next showing because they're beginning to picture themselves there. 4. You Start Imagining Everyday Life One of the strongest signs you've found the right home is when you begin thinking beyond the purchase itself. You start imagining where the furniture will go. You picture yourself enjoying your morning coffee on the porch. You think about family gatherings, holidays, or simply relaxing after a long day. The home starts feeling less like a property and more like a place where life will happen. 5. You'd Be Disappointed If You Lost It Not devastated. Not heartbroken. But disappointed. When another buyer shows interest or there's a possibility of losing the property, it stays on your mind. That feeling is often a good indicator that the home stands out from the rest. The Home Doesn't Have to Be Perfect This is the part many buyers don't hear often enough: The right home isn't necessarily the perfect home . It's the home that best fits your lifestyle, budget, priorities, and future plans. Buying a home is a big decision, and it's normal to have questions or second thoughts along the way. The goal isn't to find a property with zero flaws. The goal is to find the one that feels right for you. If you're still unsure, keep looking. But if you find yourself thinking about the same property long after you've left, it may be worth paying attention to that feeling. Thinking About Buying a Home in the U.S. Virgin Islands? Start With Your Budget Buying your first home is an exciting milestone, but before you begin touring properties and imagining life in your new home, it's important to understand what you can comfortably afford. One of the biggest mistakes first-time buyers make is starting their home search before establishing a realistic budget. Taking the time to evaluate your finances upfront can save you time, reduce stress, and help you make confident decisions throughout the homebuying process. Know Your Financial Picture Start by reviewing your monthly income, expenses, and savings. This will help you determine a comfortable monthly housing payment and establish a price range that aligns with your financial goals. Remember, your mortgage payment is only one part of the equation. As a homeowner in the U.S. Virgin Islands, you'll also want to budget for: Property taxes Homeowners insurance Maintenance and repairs Title Insurance Utility expenses Attorney fees Closing costs Understanding these expenses early will help you avoid surprises and prepare for the true cost of homeownership. Why Pre-Approval Matters Before actively shopping for a home, consider getting pre-approved for a mortgage. A mortgage pre-approval provides a clear understanding of how much a lender is willing to lend based on your income, assets, debts, and credit profile. It also helps you narrow your search to properties within your budget. In today's market, a pre-approval can strengthen your position as a buyer by demonstrating to sellers that you are serious, qualified, and ready to move forward when you find the right property. Stay Within Your Comfort Zone Just because a lender approves you for a certain amount doesn't mean you need to spend it all. When purchasing your first home, it's important to choose a property that fits comfortably within your budget and supports your long-term financial goals. Homeownership should provide stability and peace of mind—not financial stress. A well-planned budget allows you to enjoy your new home while still maintaining savings for future goals, emergencies, and life's unexpected expenses. Buying a Home in the USVI The homebuying process in the U.S. Virgin Islands has some unique aspects, including attorney involvement, property taxes, insurance considerations, and financing requirements.
